AC Maintenance in Southeastern Massachusetts

Central air conditioning is the one system in your home you ask the most of during the worst weather — and the one most likely to be ignored until it stops working. A spring AC tune-up is the simple, low-cost habit that keeps that from happening. By cleaning, testing, and adjusting your system before the first heat wave, you catch the small problems that turn into mid-summer breakdowns and keep the system running at the efficiency you paid for.

Quality Home Heating & Air has maintained central air conditioning across the South Shore and South Coast since 1988. A QHH tune-up isn't a five-minute filter swap — it's a thorough, technician-performed inspection of the parts that actually fail: the coils, the refrigerant charge, the electrical connections, the capacitor, the condensate drain, and the airflow through your home. We measure how the system is performing, not just whether it turns on.

Maintenance also protects two things homeowners care about most: your equipment warranty and your energy bills. Most manufacturers require documented annual service to keep the parts warranty valid, and a system that's clean and correctly charged can use noticeably less electricity than one that's been neglected. Many of our customers fold their spring AC visit into our maintenance plan, which bundles seasonal heating and cooling tune-ups, gives priority scheduling, and applies a discount on any repairs we find.

Why a spring AC tune-up pays off

  • Lower electric bills — a clean, correctly charged system runs more efficiently
  • Fewer surprise breakdowns during the hottest, busiest weeks of summer
  • Better, more even cooling and improved humidity control
  • Longer equipment life — small issues get caught before they damage the compressor
  • Keeps your manufacturer parts warranty valid (most require annual service)
  • Quieter, smoother operation without rattles or strain
  • Early warning on a weak capacitor, low charge, or worn contactor
  • Peace of mind that the system is ready before you actually need it

What causes these problems

Air conditioners lose efficiency gradually, so the decline is easy to miss. Over a single season the outdoor condenser coil collects pollen, grass clippings, and dust, while the indoor evaporator coil films over with grime. Both coils have to transfer heat to do their job — when they're coated, the system works harder, runs longer, and uses more electricity to deliver the same cooling. A few years of buildup can quietly cost you a meaningful chunk of your system's rated efficiency.

Refrigerant charge and electrical wear are the other silent culprits. A system that's even slightly low on refrigerant — often from a small, slow leak — won't cool well and forces the compressor to overwork. Capacitors weaken with age and heat, electrical connections loosen with the constant vibration and thermal cycling of summer running, and the condensate drain slowly clogs with algae. None of these announce themselves until something stops working, usually on the hottest day of the year.

The pattern with skipped maintenance is almost always the same: nothing seems wrong, right up until the system fails or limps through the summer using far more energy than it should. Most mid-season breakdowns we're called to trace back to a problem a routine tune-up would have caught months earlier — a dirty coil, a tired capacitor, a low charge, a plugged drain. Maintenance is simply the cheapest way to find those before they find you.

How it works

Our process

  1. 1

Inspect & test the full system

We check the condenser, evaporator, blower, thermostat, and overall operation, then note anything trending toward a problem so there are no surprises later.

  2. 2

    Clean the coils

We clean the outdoor condenser coil and inspect the indoor evaporator coil — the single biggest factor in efficiency and one of the most common causes of poor cooling.

  3. 3

    Check refrigerant charge

We measure pressures and temperature split to confirm the system is correctly charged, and flag any sign of a refrigerant leak before it gets worse.

  4. 4

    Test electrical components

We test the capacitor, contactor, and connections, measure motor amp draw, and tighten anything that's worked loose — a leading cause of summer no-cool calls.

  5. 5

    Clear the condensate drain

We clear and treat the condensate line and check the pan and safety switch so a clogged drain doesn't shut the system down or cause water damage.

  6. 6

    Verify airflow & filter

We check the air filter and airflow across the coil so the system breathes properly — restricted airflow strains the compressor and hurts both comfort and efficiency.

  7. 7

    Report & recommendations

We walk you through what we found, document the service for your warranty records, and give you honest, no-pressure recommendations on anything that needs attention.

“Kevin was great. He took the time with us to describe all options, and the pros and cons of each. His men did the job quickly and efficiently, leaving no trace other than the work they had done. It has only been a few days since they put in our system, but the difference from our old system is evident.”
