Boiler Maintenance in Southeastern Massachusetts
A boiler is one of the longest-lasting and most expensive systems in your home — and the single best thing you can do to protect it is a thorough annual tune-up. Over a Southeastern Massachusetts heating season, soot, scale, and sediment build up where you can't see them: on the heat exchanger, inside the burner, and along the water side of the system. That buildup quietly steals efficiency, stresses components, and shortens the life of equipment that should last decades. Regular maintenance reverses it before it costs you.
Quality Home Heating & Air has cleaned, tuned, and cared for residential boilers across the South Shore and South Coast since 1988. We service the full range you'll find in our region's homes — old cast-iron steam boilers, hot-water (hydronic) systems with baseboard or radiators, and modern high-efficiency wall-hung condensing and combi units. Each type wears differently and needs a different hand, and after decades in these homes we know what to look for in all of them.
An annual tune-up is also the smartest money you'll spend on your heating system. A clean, properly tuned boiler burns less fuel, holds its manufacturer warranty, and is far less likely to leave you cold in January. We'll show you exactly what we found, what we cleaned and adjusted, and what (if anything) is worth keeping an eye on — no upsells, no scare tactics, just an honest report on the system you rely on.
Signs your boiler needs a tune-up
- It hasn't been professionally serviced in over a year
- Rising heating bills without a colder winter to explain them
- Rooms or radiators that heat unevenly, or take a long time to warm up
- Banging, gurgling, knocking, or rumbling sounds when it fires
- Frequent cycling on and off, or short, rapid bursts of operation
- Visible soot, rust, or moisture around the boiler or flue
- A pressure gauge that creeps too high or drops too low
- Air or trapped pockets in the system that need frequent bleeding
- A pilot or burner flame that's yellow or lazy instead of crisp and blue
What causes these problems
Every boiler accumulates two kinds of buildup, and a tune-up addresses both. On the fire side, combustion leaves soot and scale on the heat exchanger; even a thin layer acts like insulation, forcing the boiler to burn more fuel to deliver the same heat. On the water side, minerals and sediment settle in the boiler and piping — especially in our area's harder water — restricting flow and creating the knocking and rumbling many homeowners learn to ignore until something fails.
Steam and hot-water systems each have their own wear points. Steam boilers depend on clean water and clear sight glasses, properly working low-water cutoffs, and healthy air vents; let the water get dirty and you get surging, hammering, and uneven heat. Hot-water systems live and die by their circulator pumps, expansion tank, and air elimination — when those drift out of spec, you get trapped air, cold radiators, and pumps running harder than they should.
Modern high-efficiency wall-hung and combi boilers are wonderfully efficient, but they're also more sensitive. Their compact heat exchangers and condensate systems need regular cleaning, the condensate trap and neutralizer have to stay clear, and combustion has to be checked with an analyzer to keep them running at rated efficiency. Skip the annual service and these units lose performance — and warranty coverage — quickly.
How it works
Our process
- 1
Full system inspection
We start by inspecting the boiler, controls, piping, venting, and (for steam) the water line and sight glass, noting anything that's worn, leaking, or drifting out of spec.
- 2
Combustion & burner service
We clean the burner, check and adjust the flame, and verify combustion with an analyzer so the boiler burns cleanly and at its rated efficiency — not richer and dirtier than it should.
- 3
Heat exchanger & fire-side cleaning
We clean soot and scale from the heat exchanger and combustion chamber so heat transfers efficiently instead of going up the flue.
- 4
Water-side & low-water-cutoff checks
On steam systems we test and flush the low-water cutoff and check water quality; on hot-water systems we inspect the expansion tank, circulator, and air elimination, and bleed air as needed.
- 5
Safety controls & venting
We test the pressure relief valve, aquastat or pressuretrol, limit controls, and flue/venting to confirm everything that's meant to keep you safe is working correctly.
- 6
Condensate service (high-efficiency units)
On wall-hung and combi boilers we clean the condensate trap, drain, and neutralizer and confirm condensate is flowing freely, which protects the heat exchanger.
- 7
Final tuning & homeowner report
We confirm proper operating pressure and temperature, verify the boiler cycles correctly, and walk you through what we found and serviced — in plain English.

“Kevin was great. He took the time with us to describe all options, and the pros and cons of each. His men did the job quickly and efficiently, leaving no trace other than the work they had done. It has only been a few days since they put in our system, but the difference from our old system is evident.”
“From the first call to the final walkthrough, the whole team was professional and on time. Our new system runs better than we expected and the price was fair.”
“Honest, knowledgeable, and clean. They explained every option, never upsold us, and had our system running the same day.”
