Heating Maintenance in Southeastern Massachusetts
A heating system is the one appliance in your home you can least afford to have fail in January — and it's also the one most homeowners think about only after it does. A yearly heating tune-up flips that script. It's a planned, off-season visit that catches the small problems while they're still small, restores the efficiency your system loses over a long heating season, and confirms the equipment is operating safely before you lean on it through a Southeastern Massachusetts winter.
Quality Home Heating & Air has been maintaining furnaces, boilers, and heat pumps across the South Shore and South Coast since 1988. We service gas, oil, and electric heat, and our technicians know that a tune-up is more than a quick filter swap and a sticker on the unit. A proper maintenance visit is a full inspection, cleaning, and performance check — the same care we'd give our own families' systems.
Most homeowners book maintenance for one of three reasons: their equipment warranty requires documented annual service to stay valid, their heating bills have crept up and they want to know why, or they simply don't want to gamble on the coldest week of the year. Whatever brings you to us, we'll leave you with a system that's cleaner, safer, and running the way it was designed to — and an honest report of anything worth watching.
Why a yearly heating tune-up matters
- Heating bills have climbed without a clear reason
- It's been more than a year since your last service
- Uneven heat — some rooms never quite warm up
- The system is noisier than it used to be (banging, rattling, whistling)
- Short-cycling — the furnace or boiler turns on and off frequently
- A burning or musty smell when the heat first kicks on
- Your manufacturer's warranty requires documented annual maintenance
- Pilot light or burner flame looks yellow or flickering instead of steady blue
- Long run times that struggle to reach the thermostat setting
What causes these problems
Heating equipment doesn't fail all at once — it drifts out of tune. Over a single season, burners and heat exchangers collect soot and dust, blower wheels and fan blades cake with debris, and filters load up and choke airflow. Each of these forces the system to work harder for the same amount of heat, so it burns more fuel and runs longer to hit the same thermostat setting. A system that's even 10–15% less efficient than it should be is quietly adding to every fuel and electric bill all winter.
Wear is the other half of the story. Belts loosen and crack, bearings dry out, electrical connections work loose from years of expansion and contraction, and safety controls drift out of calibration. On boilers, sediment settles and circulators wear; on oil systems, nozzles clog and filters foul; on heat pumps, refrigerant charge and defrost cycles slip out of spec. None of this announces itself — until a cold snap pushes the weakest component past its limit, almost always at the worst possible time.
Skipping maintenance also quietly erodes two things you've already paid for: your equipment's lifespan and its warranty. Most manufacturers require documented annual professional service to keep their parts warranty valid, and a neglected system simply doesn't last as long as one that's cleaned and adjusted every year. Annual tune-ups are the cheapest insurance you can buy on a major home investment.
How it works
Our process
- 1
Full safety inspection
We inspect the heat exchanger, burners, flue, venting, and combustion to confirm the system is operating safely — including a check for cracks and signs of carbon monoxide risk on combustion equipment.
- 2
Clean the working components
We clean burners, the blower assembly, and the components that collect soot and dust over a heating season, so the system transfers heat the way it was designed to.
- 3
Test controls & safeties
We verify the thermostat, limit switches, flame sensor or pilot, ignition, and safety controls all respond correctly and shut the system down when they should.
- 4
Check & adjust performance
We measure combustion, temperature rise, gas or oil pressure, and airflow, then adjust as needed so the system runs efficiently and within manufacturer spec — not just 'on.'
- 5
Inspect electrical & moving parts
We tighten electrical connections, check amp draws, and inspect belts, bearings, and the circulator or blower motor for wear before they become a breakdown.
- 6
Filter & airflow
We replace or clean the filter and confirm airflow is correct, which protects efficiency, comfort, and the equipment itself.
- 7
Report & recommendations
We walk you through what we found, document the service for your warranty, and give you an honest heads-up on anything worth watching — with no pressure.

“Kevin was great. He took the time with us to describe all options, and the pros and cons of each. His men did the job quickly and efficiently, leaving no trace other than the work they had done. It has only been a few days since they put in our system, but the difference from our old system is evident.”
“From the first call to the final walkthrough, the whole team was professional and on time. Our new system runs better than we expected and the price was fair.”
“Honest, knowledgeable, and clean. They explained every option, never upsold us, and had our system running the same day.”
